The houses behind the patios
Darlington's housing has a big say in what people ask for. In the West End, around Coniscliffe Road, Cleveland Terrace and Blackwell, the Victorian and Edwardian villas and semis often have generous gardens that suit a natural stone terrace with steps down to the lawn. The grand villa terraces of the West End, with their tall back doors and long, walled gardens, suit a generous terrace with broad stone steps down to the lawn and paths running out to the borders. The larger gardens in Blackwell and Hurworth, many with mature trees and room for separate dining and seating areas, are where wide sandstone or porcelain terraces, low walls and steps really come into their own.
Mowden, Hummersknott and Harrowgate Hill have a lot of semis and detached houses built from the 1960s to the 1990s, many still with the original slabs by the back door. Haughton mixes an older village core with later estates. West Park and the newer parts of Middleton St George are modern homes with builder's patios that owners want to extend or upgrade, often to porcelain. Hurworth and the smaller villages have older brick and stone cottages where sandstone looks at home.
Wherever you are, the ground needs checking. A lot of the town is on heavy clay that holds water, so a good base and a proper fall away from the house make all the difference.
Council and planning
All the areas above, including the villages, come under Darlington Borough Council. Most patios, paths and low walls don't need planning permission. Raised patios, listed buildings and the conservation areas in parts of the West End, Hurworth and some of the villages can be different, and we'll flag it if yours might be affected.
